EXECUTIVE SUMMARY

Gales Creek Terrace is comprised of 187 mixed single family, semi-attached, and duplex lots located at the edge of the Urban Growth Boundary in Forest Grove, Oregon.  The project is fully entitled with planning approval, and is in the process of final engineering.  Permits to break ground expected to be available for Summer 2018.

 

Timing is optimum with this project and Stafford Development will be delivering the site with permits ready to pick up, creating minimal holding time for a developer to deliver these lots to a hungry market.  By having the entitlements and permitting available;  political risk and as many unknowns as possible are eliminated.  This project is ready-to-go.

The sweeping views of the Coast Mountain Range and frontage on Gales Creek make the perfect setting for approved 5 different product types. It is a beautiful place.  The word 'Terrace' indicates a slight grade change which allows for views not only for the creek-front home sites but the other sites as well. The grading plan has been carefully thought out to allow for flatter uphill lots, while allowing for natural downhill lots to become daylight basement homes and gain a great advantage for bonus room and living space down.

Gales Creek Terrace is uniquely positioned to be the only place to buy a new construction home under 400k in Forest Grove.  Current market conditions prove that most new construction is now well over that price point. PROJECT PHASES

Phase 1 & 2 are comprised of 102 single family detached lots, 36 of which are on the creek and back against open space and the edge of the Urban Growth Boundary, and the balance are planned for 26ft wide home product which allows for 2 car garages.   Engineering by Westlake.

Phase 3 & 4 are further to the West and have 85 lots. 18 of those lots are on the open space and creek area.  Adding to this are 19 lots that are 32ft and allow the 26ft home product and 2 car garages.  There are 18 single car garage lots that are very deep and allow for a variety of skinny plans to fit and live comfortably.  20 semi-attached lots are uniquely placed at the North end of the site.  Semi-attached lots make for a great alternative to fully-attached town homes.  This offers detached living with only a trash closet to hold them together.  And finally, 10 duplex lots allowing for 20 units. This is a great location for future student rentals at only 5 blocks from Pacific University.  With rental occupancies at an all-time high there will be a waiting list to get in.

COMMUNITY SNAPSHOT

Forest Grove is a very liveable town offering a local farmers market, a quaint downtown area, and many community events throughout the year.  Harvey Clarke Elementary School nearby is highly rated and Forest Grove High School has tested higher than nearby schools in Hillsboro and Beaverton.  Pacific University with an enrollment of 3,400 students, is within one mile from the site and Intel in Hillsboro is a short 12 mile drive. Forest Grove’s unemployment rate is 5.8%, well below Oregon’s unemployment rate of 6.8% (as of June, 2014).  The community features many attractions including Historic McMenamin’s Grand Lodge, wineries, and 357 acres of park land and open space within the city limits.
