Tumwater is a wonderful place.  Tumwater at Pete's Mountain is the fully fenced and gated residential community.  Tumwater Reserve is the vineyard, which encompasses 45 acres of the property.  These two entities are in harmony with each other.  Our collection of luxury home lots were plotted to make the most of this pristine place nestled against rows of promising Pinot Noir and Chardonnay grapevines that were planted as we developed the property.

The CC&R’s dictated the minimum home size is 4,000 sq ft. on 2 acre home lots. In addition to the spacious lots there are to be 23 acres of vineyard, of which more than 15 are currently planted.  Our inclusive development included lush landscaping, seasonal ponds, private walking paths and the rustic, heavy timber trussed “Barrel House” tasting room- a community gathering and entertaining space.  Mountain and sweeping valley view’s greet the eye.  Consider the great location; so close to Portland yet rural and tranquil in its setting.

 

Located in West Linn, Oregon and very easy to find: Take Pete's Mountain Road to SW Schaeffer Road to find the site across from the Oregon Golf Club.  Tumwater Reserve was completed in time to host the 2016 NW Natural Street of Dreams® in partnership with the Home Builders Association of Metropolitan Portland from July 30 - August 28.  The show of custom built homes is always an exciting time and a highlight of the summer.  This project is completed.

This 2005 dream project was long in coming to life. In 2007 preliminary approval was given for a 41-lot subdivision named "Tumwater at Pete's Mountain."  From that time Gordon Root (the developer) designed, engineered, cleared and graded the parcels and constructed the road beds for the subdivision. That project involved considerable cut and fill activity on the hilly terrain, moving 500,000 cubic yards of earth and laying down 475 truckloads of rock for the road base and erosion control, and defend the subdivision approval before LUBA. Work stopped on the project when Measure 49 was adopted.

That was yesterday.  Over the years of Oregon land-use law adjustments, the project waited for clearer heads to prevail.  In time the plat was de-designed for far fewer lots as the vineyard  took a lead to meet the changes.

Developed as a complete project, Tumwater Reserve went from land clearing to road building with the purpose of establishing the luxury home lots and landscaping/vineyard/Barrel House for market at the same time. There was a great deal of pressure to meet the goal for delivery in time for the 2016 NW Natural Street of Dreams event.  The goal was attained.  Please take a look at our photo slide show for a glimpse of how it came together.
